Congratulations on your decision to buy a new home and not just any home but a brand-new I&E Homes home.

As you move forward through each phase of the building process, the I&E team will work side-by-side with you to make sure you understand and are prepared for each step of new home ownership. A. Finding the right home and the right place to put it

It's the first step in the exciting process of having your new home build by I&E Homes. Whether you already own a beautiful piece of Florida or a sales associate will help you pick one, either way is fine for I&E Homes. The sales associate will then assist you in choosing from our beautiful models and discuss any changes you might want to think about.
When all the "big decisions" are made your sales associate will then prepare the Construction Agreement for you. Don't worry about all the details, like floor coverings or which colors… a lot of things can be added to the contract later as well.
You will need an executed agreement for your financing, if applicable. As mentioned before, I&E Homes is a semi-custom builder and we therefore require payment draws according to the projects' progress. Your financing partner of choice will most probably accommodate this with a "Construction-to-Perm Loan ". This kind of loan allows for the progress payments during the construction period, you will pay only interest on the money paid out, and then convert or be "modified" into a regular mortgage. Either you are already working with a bank, lender or financing institution or I&E will be happy to name a few choices we have been working with in the past. Ask us for a list of lenders who consider I&E Homes an approved builder. Selecting from those choices will safe time!
At this point, the excitement really starts. Approval is required within 45 days of signing the Construction Agreement. Now it is time to concentrate on the more fun things and finalize your colors and upgrade selections. The I&E Homes design selection consultant will help you as little or as much as you want to select colors, options and anything in between - Take your time this is your new Dream Home I&E Homes is going to help you build! |
B. Building Excitement
The day to start building your new I&E Homes home has arrived! Remember all through the building process you can meet with the supervisor to discuss details, no matter what the stage of construction. Also, your sales associate is keeping an eye out for your new home and will keep you informed about the progress.
C. End Spurt and Finish
Your new home is close to being finished and it is time to add the finishing touches: I&E Homes will contact you and give you about 30 day notice of the completion of your home. This will give your financing partner plenty of time to have your Construction-to-Perm Loan modified to your permanent mortgage. You will also need to get homeowners insurance for your new I&E Homes home. Ask us for names of insurance agents who have helped our past customers!
Your Homeowner Orientation and final walk thru is normally done just before signing the closing papers. We, you and us, will meet at your new home for the "Final Walk-thru" and go through it with a "fine tooth comb"! At this walk-thru we will create the Final Punch List* and you are ready to sign the final closing papers, get the keys to your new home and move in! for your appointment at the title company you will need:
- Cashier's check made payable to title company and
- Valid driver's license or passport.
Now that everything is done, your home is complete, all documents are signed and closing funds are deposited it is time for us to give you the keys to your new I&E Home. But don’t worry – we are not going to disappear! – over the course of the next year we will be in touch with you a couple of times and we are always available for your questions!
* Final Punch List: closing is held in lieu of completion of the items on this list; will be completed as soon as the closing is done.
