Quality Checkpoints
The process of building your new I&E Homes home is a very exciting but sometimes challenging one. With more than thirty Trade Professionals tasked to construct your home, it is important to understand the process, know what to expect, and have the comfort of knowing that we, at I&E Homes, have a proven method to ensure accuracy and quality of craftsmanship while building your home.
Phase 1 Pre-construction
After you have decided to build a home with I&E Homes, you will be given an opportunity to sit down with a design consultant who will assist you in selecting everything you need to personalize your home. You will also review your site plan and verify that all modifications have been made to your floor plans.
What are we doing before moving to the next phase?
- Reviewing your design selections
- Redlining blue prints for changes
- Did you know, Since I&E Homes is a semi-custom home builder, you are able to modify our floor plans to meet your needs or desires.

Phase 2 Building Pad and Foundation.
After all permits have been received the building process can begin. Your lot will be cleared and soil will be brought in to form your house pad. After engineers conduct a compaction test, (A test to check the density of the soil), your concrete foundation will be poured.
What are we doing before moving to the next phase?
- Measuring your concrete foundation for correct height, width and length
- Ensuring foundation is even and level
- Did you know that I & E Homes uses 3000 PSI concrete which is above local county standards?

Phase 3 Walls and Roofing
After your concrete foundation is poured your concrete block walls are built, tie beam is poured solid, and roof trusses are set in place. The roof is then completed and the interior framing is being done.
What are we doing before moving to the next phase?
- Verifying all exterior changes have been made per customer addendums
- Measuring all windows and door openings for correct height and width
- Verifying all interior changes have been made per customer addendums
- Inspecting interior framing for quality craftsmanship
- Did you know that I & E Homes uses R-Max (foam board mounted to the inside of the exterior concrete block walls) insulation on all of our interior concrete walls to make your I&E Homes home a more energy efficient home?

Phase 4 Plumbing, Electric, Heating, Ventilation, and Air conditioning (HVAC)
Now that the shell of your home is built it is time to run all electrical systems, set your tub(s) (if applicable), and run duct work for your HVAC system. Your low voltage wiring is also installed for your alarm system.
What are we doing before moving to the next phase?
- Verifying all changes or additions to electrical system have been made.
- Verifying correct placement of all lights, light switches, smoke detectors, cable boxes, and phone jacks.
- Inspecting all returns and vents for correct placement for HVAC system
- Did you know that all I&E Homes houses are equipped with an alarm system
- All I & E Homes houses are equipped with a fourteen seer air conditioning system and Heat Recovery Unit (HRU) which are above county standards and make your I&E Homes home a more energy efficient home.
Note: After all county inspections, at this phase of construction, have passed, insulation will be placed in the ceiling and the local electric company will inspect the home to certify the home as an LCEC Good Cents Home®!

Phase 5 Drywall and Interior Trim Carpentry
Now that all systems have been installed it is time to hang your drywall. Once drywall is installed, the finish work on the drywall begins while stucco is applied to the outside of your home. Finally, all interior trim carpentry, baseboards and interior doors, are installed.
What are we doing before moving to the next phase?
- Checking all walls to ensure drywall is installed evenly and all corners are square (N/A for optional round corners).
- Inspecting all trim carpentry for quality craftsmanship
- Did you know that I & E Homes uses concrete board (“gray board”) in the shower areas and around bath tubs in place of water resistant drywall (“green board”). Its superior water resistance and better adhesion properties for wall tile make it a logical choice for I&E Homes.

Phase 6 Interior and Exterior Design
Now its time to decorate your walls and floors with the selections you made with your design consultant. Your interior and exterior walls are prepped and painted, floor tile laid, cabinetry and countertops set while any final grading, irrigation and landscaping is being completed on the outside of your home.
What are we doing before moving to the next phase?
- Verifying accuracy of product to color and design selection sheets, the addendums and craftsmanship
- Did you know that all I & E Homes come standard with Corian® countertops and cultured marble vanity tops?

Phase 7 Final trades
Now that all walls are painted, floor tile is laid, and cabinets are in place, its time to have all electrical, HVAC and plumbing “Trimmed out”. Shower heads and faucets, toilets and hot water heater are installed. All electrical switches and switch plates, outlets and covers as well as any standard and optional light fixtures are installed. Your HVAC system is now started for the first time and checked for its correct function. Appliances are being delivered and installed along with all your mirrors and showers while gutters are placed on the exterior of your house.
What are we doing before moving to the next phase?
- Checking all electrical outlets, plumbing and air conditioning for function
- Completing any necessary touch ups throughout the home
- Conducting a pre-customer walk thru
- Did you know that all I & E Homes come standard with only brand name appliances, Whirlpool® and faucets, Moen®

Phase 8 Final customer walk thru
Now it is time for you together with us to take a close look at your new I&E Homes home. Take a good look at all the finishes and options to see if everything is correct and to your liking. Should we have missed anything, it will be noted on the walk-thru list.
With this list we at I&E Homes promise to you to take care of any items on the list and at this walk-thru we will also introduce you to your homes systems. Everyone at I&E
